Abstract: | This thesis focuses on the attempt on the redevelopment of the Nepal's first five-star hotel, Hotel Annapurna which is in verge of closure after the pandemic effect, as a complex in Durbar Marg area with different programs incorporated in it as per client and existing site demands. The scope of this thesis project only concerns on detail planning of hotel building, with the zoning, placement and segregation of other blocks. A well-established hotel located in a prime location, serving since 1965 with the provision of other programs than hotel program only and availability of the optimum land is now in state of closure affecting socioeconomic, tourism, hospitality aspect of the country. Hence, this thesis focuses on building a complex having hotel function, commercial function (restaurants, retails, lounges, spa), banquet, halls, casino, complimenting the Durbar Marg area utilizing the resources in optimum level appreciating land value of a prime location as a public place encouraging social-inclusiveness, pedestrian friendly character and capitalist form of profit making in the development practice. This project focuses on pedestrian-friendly design creating an inclusive urban public space for social interaction, leisure and other purposes in which would consequently activate the commercial spaces, invite the user and generate profits for the development. With this motive of the project, this report also includes the different phases, methodology, ideas, lessons learnt during those phases, and analysis needed for the project to be executed. The thesis follows methodology based on widely accepted and commonly used design theories and methodologies. From digging into the literal meaning of the mixed-use buildings, its trend and evolvement in Nepal and studying the standard data for the project programs in literature review to extensive case study of the malls, hotels, mixed-use buildings are included in the paper. With these the site parameters were studied and analyzed, considering the site factors, case study inferences and standard data information the concept of the project and its design was implicated. |
